The design & sales hub for garden rooms and annexes

Design. Visualise. Present. Sell.

From first design to final proposal: everything garden room and annexe professionals need to design, visualise and sell, in one platform.

From concept to customer

One design. Every step of the sale.

Designing in one program, rendering in another, building the proposal in a third and pricing in a spreadsheet costs time, and details slip between them. In Modulr Studio the design is made once, and everything after it – the walkthrough, the renders, the drawings, the PDF and the quote – is made from that design, so what the client sees is what you priced.

Designed in the 3D Configurator, rendered in the Render Engine

01 / Design in 3D

Design it to real dimensions.

Width, depth and heights in millimetres; a flat, gable or L-shaped footprint; single, French, bi-fold and sliding doors, windows and skylights; cladding chosen wall by wall. Then the inside: kitchens, bathrooms, internal walls, lighting and furniture. It is priced from your own price book as you build, and saved to the client's job.

Recorded in the 3D Configurator

Games room, walked from the garden to the sofa. Real screen recording, nothing staged.

02 / Explore & customise

Walk it with the client.

Walk round the outside, then step in. Open the bi-folds, click a wall, a floor, a frame or a kitchen unit and change its finish while the client watches: cladding, cabinetry, fabrics, worktops. Choices get settled in the meeting rather than over a week of emails.

Camera mode, shown over a finished render of the view

03 / Compose camera views

Frame the shot before you render it.

Set up a camera in the 3D view or while walking, widen or tighten the lens, and pick a frame: 16:9, 3:2, 4:3, square or 4:5 portrait – the last two shaped for an Instagram feed. Save each view with the design and send it straight to the Render Engine.

04 / Pro-level AI rendering

A pro-level render, held to the design.

The Render Engine reads the view first, listing the building, materials, openings and garden it sees – add the exact finish to any item, or take it out. Choose the setting, time of day and weather. A line drawing of the view guides the render so the form and framing stay as you set them, and the result is checked against the list before you see it.

05 / Detail Studio

Close enough to sell the finish.

Detail Studio takes a finished render to macro. It suggests the details worth showing – the cladding grain, the glazing bars, the joinery – and you pick four for a 2x2 presentation board, or one for a single close-up shot. The Material Editor swaps a single surface, designed to leave the rest of the image as it was.

06 / Animation Studio Coming soon

A render, brought to life.

A finished render will become an eight-second clip: a slow push in, a breeze through the planting, the light changing. For the website, the socials and the top of a proposal.

Drawings are indicative and subject to a site survey; planning guidance is not a planning decision.

07 / Client design PDF

A proposal the client can hold.

Export a PDF on A3 or A4: a dimensioned floor plan, your renders, a schedule of every finish and opening. Scaled planning drawings for the council are an add-on, and NAPC can make the application. The quote goes as its own PDF from Jobs & Quotes – itemised or by category, with VAT, payment stages and your terms.

Every job, every file, every quote.

Jobs & Quotes keeps each client in one place: the saved 3D design, folders for proposals, renders, drawings and documents, and the plans and site photos you upload. Price the job from the design and your own price book, send a link the client opens on their phone to walk the design and confirm it, and move the job from lead to won.

Try the whole workflow free for 7 days: 40 renders, no card needed.

Why the render matches the design

The Modulr Lock System

A general AI image tool is handed a picture and asked to imagine a better one, which is how a window appears or a door goes missing. The Render Engine is given more to hold on to: a line drawing of your view, the specification item by item, and a check before the image reaches you.

  1. 01

    Guided by the drawing

The render is made from a line drawing of the view you framed, so the form, the openings and the camera position are held to your design rather than reimagined.

  2. 02

    Told the specification

Every door set, window, deck, fitting and finish is listed for the engine item by item. Add the exact finish to any item, or remove it, before you render.

  3. 03

    Checked before you see it

Each render is compared with that list. If an item has drifted or gone missing it is rendered again automatically, and you are told what was checked.

Renders are AI visualisations for presentation and marketing. Check each image before it goes to a client.

Why Modulr Studio

Built for the way garden rooms are sold.

One design, start to finish

The configurator, the renders, the drawings, the PDF and the quote all come from the same design, so there is less to redo and less to re-key between programs. Work in SketchUp or Blender too? Download the building as a 3D model at full size and carry on there.

Clients see what they are buying

A walkthrough, a render and a link on their phone give the homeowner a clear picture of the building, inside and out, before they commit.

Planning built in, by planning people

Made by NAPC, the UK planning consultancy for garden rooms and annexes. Scaled planning drawings from any design, and NAPC to make the application.

The tools

Purpose-built for garden rooms

For your website

Your designs, priced on your own site.

We build a configurator for your website with your set designs, your finishes and your prices, in your branding. Homeowners design their garden room, see what it costs and send it to you.

Built for each company and quoted for your range - no Modulr plan needed.

  1. 01

    Only your range

Your set designs and the options you actually offer, in your finishes. Nothing you do not sell.

  2. 02

    Your prices, live

Priced from your own price book as they design, so the number they see is the number you quote.

  3. 03

    Straight to you

Every design a homeowner sends reaches you as a lead with the specification and the price, and lands in Jobs & Quotes if you are on a Modulr plan.
